I have this crazy dream to hook up with say 10 other kitfoxers who have the same dream and make it a reality. 10 guys who are able to devote say 50K each to purchase the perfect piece of America for an airpark. Rural, but not dead. Beautiful, uncrowded, with a river closeby (for floats/amphibs). No snobs, silly CCR's, etc. Camp if you like. Live in a box. No one's business. Only about the planes and the flying. Montana or northern Idaho. Be gentle now...after all, it's my dream... Is there anyone else interested in pooling resources? 10 guys could make it work. Funny you should mention it. For the last ten years or so, my wife has been living her dream of living on a horse farm. The deal was that when she got tired of taking care of other peoples horses we'd move to an airpark. I think that she doesn't have much more than a couple of years left in her so I've begun scouting out what's available. I don't know about living that far north though. I grew up in Miami. We lived in Northern VA for a few years and I think that’s about as much winter as I care for. How about Colorodo?
To be honest though, I can't imagine a Kitfox only airpark. There just aren't enough of us. I'd say just keep the runway grass and under 3000 feet long and maybe you'll attract like minded people .

Sorry to hear the ol' gal's only got a couple years left in her. Some guys trade 'em in for newer models. The part about Colorado and a grass strip sounds great. john

Isn't there an airpark down where you live Luis? Living in Northern VA is not so bad, as long as you are in an airpark like I am. I hate to puff up my chest and swagger around too much but I am living my dream. I walk 30 feet to my hangar and commute 20 miles to work. We are just outside the ADIZ for Washington D.C. and we in the airpark are all one big happy family. This is the only way to live. My wife flies too, she built a Pulsar.
Most people don't even know we are here but you can see the runway from Route 1, and I-95 is less than a mile away.

I would love to be in that dream.but too far for me to go back to work
every day in OHIO.I live out in the middle of a corn field here in
Ohio.I am the only kitfox around for miles.or home built for that

sure, there are plenty of airparks around. The idea of starting one from scratch has its appeal though. Most of the airparks around here are priced out of my tax bracket.

John,
I like the idea, but do your due diligence. I live in an airpalrk that has
been in existance almost 40 years and there are folks here that literally
hate each other. The street/taxiways are falling apart, but I love it
anyway for all the reasons you mention.
About CC&Rs, be careful there. Leo Rice, once on the list and the builder
of a beautiful Model V once developed an airpark and ended up abandoning
it - walking away, because a woman bought a piece of the property, put in
horses, then claimed the airplane sounds were injuring them. She had more
financial resources than Leo did, so he got out rather than spending what he
had left on legal fees. He felt that without a doubt he would have won any
legal battle, but at the cost of almost everything he had saved for his
retirement.
Leo was a great guy that all who met him liked a lot. The colon cancer that
delayed his build and caused all sorts of medical issues finally got him
after 3 or 4 years of flying.
Think of all the folks that buy under a traffic pattern, then start making
trouble because of the noise and start working to close the airport. We
definitely have that here and I first visited this airport in the early 70s
and was driven around the place by someone and all there was was a runway,
FBO, aircraft maintainance facility - our reason for coming - annuals etc.,
a couple of houses, and a bunch of roads a developer put in trying to make a
buck. The place really grew up in that time and we have shopping within a
mile, but the reason for the area to become a place - the airport - is
despised by a lot of people.

Luis, That's it exactly! An airpark for the rest of us. Pass on the silly mansion-house and all the garbage that goes with it...CCR's, neighbors in each other's business, etc. An airpark purely for the enthusiast - house optional. Live in your hangar. Who cares. John

Lowell, I dearly missed your get-together and am glad as can be that you and the mrs are OK. Your words are always well thought out and well worth hearing. I relent - ONE CCR...all properties restricted to aircraft ownership and operations. A LOW MAINTENANCE grass strip. Thank you! It's the balance of those CCR's that cause much of the grief. The neighbors don't like that you conserve water and have a browner yard, they don't like your color scheme, they come over to measure the length of your grass, etc. Absolutely minimal restrictions on freedom - isn't that what the flying is about, after all? Thanks, John,
I am already lobying for one more fly-in at least a 10th I say. I agree
with the CC&R things you mention. Ours are so cumbersom that most are no
longer inforced except those that impact aircraft movement - no parking on
the streets, but even taht one is ignored from time to time. One that was
instituted that was uninforcable from the beginning: Cars and airplanes use
the same street/taxiways. It is written in the CC&R that autos would use
the center of the street while aircraft would use the curb lane. The
streets are 100 ft wide so this could work, except we are taught as drivers
and it is almost instinctive that when you see something on a road that is
threatening, you would pull to the side of the road. That puppy didn't fly
from the get go. We also have one that nothing over 36" can be within 25
ft. of the street. Right now I can look across the street and see a 40 ft.
Maple tree that is within 4 ft. of the edge of the street corner. I have
one too - a flowering plum about the same distance and also on the corner,
planted by a previous owner.
For sure simple is better.

I live in British Columbia Canada. Have a KF 111 mostly of floats. We bought a home at an airpark in east Texas just south of Tyler. Climate great and on a large lake. We will be wintering there. Check our www.aeroestates airpark.
