Survey Question about hangers.

Since this list represents a wide swoth of folks across the country, in your
neck of the woods, how difficult is it to get a hanger.

Here in southern California, it seems nearly impossible until someone losses
their medical of passes away due to old age. Then there are planes that
don't ever leave the hanger, tinkering projects.

Then there are folks storing cars in the hangers and the county can't get
them out because it takes too much legal effort.

The Rose Parade may make people think what a wonderful place to live it is,
but a person with a new airplane, fresh paint and no garage to store it in,
makes me really wonder. We still have plenty of land at the airports, but
it seems the county doesn't want a larger conflict with developers as the
homes close in around the airports. I am speaking of rural areas, not urban
ones.

Lastly, there is the capitalist marketplace, a wealthy person buys all the
hangers up and then rents or leases them at 2 to 3 times the rate because
there is nothing left. Great! What were the reasons I decided to build my
plane rather than just plop down 500K?

I would like to know how it is across the country?

I moved to Las Cruces, NM last year. The city has a great airport,
lots room and very friendly people but guess what? No T hangars! In
spite of room to build hangars, the city lacked the underground
infrastructure to build them. You could build a huge hangar and
perhaps lose it at the end of your 20 year lease to the city.

I feel your pain. I quit my job that I loved in Las Cruces and
returned to Florida where I live on an airport community.

At KPTK they are building new hangars that will be $350. I'm paying $150
for a "month-to-month" as the tear down the old ones. Mine has been on the
tear-down list for 2 years now ...

$300/month in Augusta, Maine for a crummy (the tires rest in 3" holes in the
asphalt floors and the pigeons use the planes for target practice) T hanger.

For a small T-hangar at Goodyear (west of Phoenix, AZ), I had to wait
18 months on the waiting list. Until that became available, I was lucky
enough to find a privately owned hangar at Glendale that I rented while
I was in the final assembly stage.

The east side of Phoenix is much worse, with at least a 5 year wait.
When I called the folks at Scottsdale airport, they just kind of laughed

if I wanted to and maybe they could get in.

There are very few new hangars being built in spite of the vast expanses
of land at some of the airports here. I think legal issues and dealing
with the cities is probably the biggest obstacle to new development.

There are some airparks around, but the ones closest to Phoenix are as
ridiculous as the rest of the housing market. You can't look at them
unless you are willing to spend at least $500K.

Here in Prescott, AZ I had to wait for 3 years to get a "T" hangar. The
hangar costs $278 a month which I find quite reasonable. I got teased
quite a bit for not having a hangar as I sell hangars for living.

Here in the Dayton, Ohio area hangar space is also at a premium. I'm on
a list at two local airports with very little hope of getting one anytime
soon. If you can get one however, the prices are "reasonable". MGY hangars
go for $175.00/month and I19 hangars are in a range that tops out around
$250.00/month as I recall. All are fully enclosed with concrete floors and
electric power. I've investigated building some but haven't found any real
support from the city or county that owns the land which, I suspect, is why
no new hangars are going up. I could not find a way to make building a row
of hangars to rent that made any sense financially.

Here in Mayberry we have a different problem.

I have been trying to get some hangars built for private ownership. The
city is willing to lease the land for peanuts, all of the current hangars
are full, the waiting list is long... The problem is we are having a hard
time finding people to commit to purchasing a unit ($35,000 each for an
insulated 35'x40' rectangle with electric bifold and full concrete). The
reason for the lack of interest is that people can't get their head wrapped
around paying $200/mo. for a hangar when the current T hangars that are
about to fall over are only costing $55/mo. The city won't raise the price
of the T hangars because they are so old.

So what you guys should do is pull up stakes and move to Boone, Iowa.
You can afford a hangar here.
There is a builders group here housing at least half a dozen RV projects
with cheap project space rent (two of them RV-10's & three more -10s within
40 miles). ( $90/mo. http://wcaircraft.com/pages/16/index.htm )
We have an RV Fly In every spring.
We are midway to everywhere.
Cost of living and crime rate is the lowest you will find anywhere.
Hey there's even a local RV tool dealer.
So how about it, lets start the first RV-10 only airpark Smile

Fergus Falls Mn put together the following,  which got 6 new hangers built:
No land lease for 5 years,  1/2 the state average for the next 5
4%, 12 year loan,  I think it's from some block grant money.
I built a 50 X 60, room for two planes and a 18X50 sectioned off for building a "10"
Tee hangers were full however and going for $100 - $125

Boone is close enough to fly my PA-22 and check progress on all those RV-10's   I'd like to get the contact for each  to try to do that one saturday this spring.

At my port...N57 it's $280...open T hangars...waiting list...private strip so getting on the list does not guarantee you'll ever get a spot...airport nearby...condo hangars...began at $40k now above $80k and you lease the ground under the hangar, about what I pay for my hangar...but they are nice private hangar...N99...so the down stroke is heavy but the payback has beat inflation my miles...up in NJ, MA and NY it's very pricey and not many spots.

They need to unwrap thier head.  Their $200/month is an investment.  Depending on the lease terms, when they don't want to fly anymore, they can sell the hangar for what they have in it and take over payments.  If you build it, they will come.  That bargain $55/month hangar won't look so cheap when a storm blows through and mashes their pride and joy to the ground.  Of course, the money they save on hangar rent will go towards hull insurance ..... if they want to go that route.

If you can't seem to get your (not mike here) airport owners to build hangars, and they balk at a long term lease for land to permit you to build your own 'condo' hangar, present your case to the local FSDO and complain that you're being discriminated against.  You have to be 'in their face' and press your case diligently.  If the airport has received federal (or sometimes state) funds, you may get some relief.  Bear in mind that the FSDO folks really don't want to do ANYTHING so you have to be persistent, and maybe even move your complaint up the line.

What do you guys think about leasing the land and building your own? If that
is allowed and available in the place you are at. The mortgage payment on a
hangar like that will be reasonable. Plus you can heat and insulate it.
