Guys;
I've only been flying for four years now, but I have never ever heard
anyone say that we have too many hangars and we can't rent them all
out. I live in a town of 30 thousand and we have a 20 person waiting
list. All the EAA newsletters and publications are always concerned
about the meager growth of general aviation. Have they ever considered
a campaign to work with the local airports to have reasonable rules and
make it easy to build more hangars? It seems to me like the demand is
there, but who wants to invest in a 100K + airplane, put several years
of work in it and then ....... well you can tie it down on the ramp for
$75 /month. Seems like a better way to support general aviation would
be to make a void of hangars that need to be filled. Everyone would
benefit.
Anybody on the list have any pull with the EAA?

The problems are the local municipalities. A few years ago I offered to
build some T hangars at my local airport where the waiting list is 8 years+.
The response was OK but after 25 or 35 years the hangars become city
property. I had no intention of making an investment only to have the city
confiscate it. My residual assets are for my heirs. Bureaucrats get greedy
so let the FAA and city fund the hangars. Besides, when the FAA funds are
involved, the rates are lower than market for equivalent space.

And that's if the airport isn't closed to build a mall.
If FAA money is involved, the airport is restricted to remaining an airport
or the money has to be repaid. I guess the municipalities don't want money
that ties their hands.

Tell that to Megs Field and their hangar owners.
I own 3 hangars, 2 NICE T-hangars and a 50x50. The T's originally sold
for $6,000, on a 25 year lease. They now sell for $70,000 and have 8
years left on the lease. When the lease is up the city will either take
back the hangars or will renegotiate the lease to an estimated
$700-1,000/month. What's the new saying..."Thanks But No Thanks..."
The expiring lease drove me to purchase the 50x50 which lists for twice
the average US home selling price if you can find someone willing to
sell. I purchased mine at an estate auction. That is of course
pre-financial meltdown dollars. The only upside is 18 years
remaining on that lease.
In typical city thinking some of the hangars are sliding down an
incline. The city has accessed the hangar owners big bucks to stabilize
THEIR hillside so further damage does not happen to their hangars. First
they build the hangars on unstable ground, then they charge you to fix
their mistake then they take the hangars away.
That being said I LOVE my hangars....

FAA will not fund hangars or shade spaces, only ramp space. Chandler
did a deal for 40 year leases, then they get the structures, which is
still a rotten deal.
